The Multi-Family Difference

Multi-Family Losses Are Operationally Different, and Require a Different Response

A loss in a multi-family building affects multiple residents, multiple parties with separate insurance policies, and a governing body with fiduciary obligations. The restoration process has to account for all of that, not just the wet drywall.

Water Doesn’t Respect Unit Lines

A single supply-line failure can saturate ceiling assemblies and shared walls across two or three floors before anyone notices. RescueHero deploys for the full scope on arrival, not in phases determined by scheduling convenience.

CC&R Compliance and Fiduciary Documentation

Our scope-of-loss package is organized by unit and by common element so the board can apply the correct insurance coverage, HO-6 individual policies versus the master policy, without reconstructing the record themselves.

Keeping the Building Partially Operational

In a 40-unit building, a loss in 8 units does not shut down the whole property. We stage work to keep unaffected units accessible at all times and minimize disruption in common corridors.

Multi-Unit Coordination

Multi-Unit Restoration Done Right

The association or property manager receives a daily tracking report, which units accessed, work completed, current moisture status, without fielding individual questions from every affected resident.

Per-Unit Access Coordination

RescueHero contacts affected tenants, coordinates entry windows around their schedules, and tracks unit-by-unit access and drying status. You are not knocking on every door.

Tenant Communication Support

We provide the association with a one-page written status update to distribute to residents: scope of work, affected units, expected timeline, and what adjacent residents should watch for.

Board-Ready Documentation

Moisture mapping, psychrometric logs from the full drying period, before/after photos by zone, and line-item invoicing structured to support both the master policy adjuster and individual HO-6 claimants simultaneously. See our insurance documentation process for detail.

Why RescueHero

Built for Buildings With Multiple Stakeholders

Multi-unit logistics, fiduciary-grade documentation, and 4-hour commercial dispatch, so boards and managers can focus on the community, not the claim.

A Portland-area apartment building fully restored and back to full occupancy by RescueHero Restoration

4-Hour Commercial Dispatch

Priority Response Plan clients dispatch first. Documented SLA, not a preference, because tenant displacement costs start the moment the water does.

Board-Ready Documentation Package

Scope organized by unit and common element. Supports the master policy and individual HO-6 claims simultaneously without the board dividing the invoice.

Questions & Answers

Questions From Apartment Owners and HOA Boards

Who coordinates access to individual units?
RescueHero works directly with the association and unit owners or tenants to schedule entry windows. The board does not have to manage individual access calls. We contact affected tenants, confirm entry times, and report unit-by-unit access status in a daily update to the property manager or board liaison.
How do you document losses that span common elements and individual units?
Our scope-of-loss package is organized by unit and by common element. Each section includes moisture mapping with psychrometric data from the drying period, before and after photo documentation, and line-item invoicing. This structure supports both the master policy adjuster and individual HO-6 claimants simultaneously without requiring the board to divide the invoice themselves. For detail on the full package, see our insurance documentation for boards and adjusters process.
Can restoration work happen while the building remains partially occupied?
Yes. Work is staged to keep unaffected units accessible throughout the restoration. We sequence crew entry and equipment placement to minimize common-area disruption and always confirm access with individual tenants before entering a unit. The goal is the smallest operational footprint possible for the restoration work, not the most convenient footprint for the crew.
Do you work with community managers and HOA management companies?
Yes. RescueHero coordinates with on-site managers, HOA management company representatives, and board liaisons. We maintain a single point of contact on our end regardless of the number of stakeholders on yours. Commercial restoration services for multi-family properties require that kind of coordination as standard, and we are set up for it.
