Pack-Out Through Return

Your Belongings, Handled With Care

When water damage, fire, or smoke hits a home, your belongings are often the first casualty and the last thing anyone manages. We take that entire process off your plate.

Pack-Out & Itemized Inventory

Every item is photographed and documented before it leaves your home. You receive a complete line-item inventory in Xactimate format before the truck pulls away.

Off-Site Cleaning

Items go to our facility for wet, dry, ultrasonic, or ozone treatment matched to the material, whether soot from a fire or water from a burst pipe.

Secure Climate Storage

Your belongings stay in our climate-controlled, secure facility until your home’s structural work is done. Nothing enters or leaves without being logged.

Return When Your Home Is Ready

We deliver and place everything once restoration is complete. The same inventory list that left your home closes out the insurance claim.

What Survives

What We Can Save

More survives a flood or fire than most homeowners expect, especially with fast action. Not everything is recoverable, but we document everything, whether it comes back restored or documented as a total loss for your claim.

Documents & Photos

Paper documents, printed photos, books, and records are recoverable in many cases. Freeze-drying is the IICRC-standard technique for water-damaged paper. Where physical recovery is not possible, we scan and digitize before the item is lost. Speed matters: documents that sit wet for 24 to 48 hours are significantly harder to recover.

Electronics

Water-immersed electronics should never be powered on. Doing so causes irreversible failure that was otherwise avoidable. We assess, tag, and coordinate with electronics restoration specialists at our facility. TVs, computers, and appliances all go through this process. Unrecoverable items are documented as total losses for your claim.

Textiles & Soft Goods

Clothing, area rugs, drapes, and upholstered furniture are cleaned using ozone treatment and wet or dry cleaning matched to the fabric type. Soot from fire damage requires careful removal, the wrong method sets a stain permanently. Delicate and antique textiles get individual handling.

Art, antiques, and collectibles are handled case by case. We document and photograph these items on-site, then coordinate with specialist conservators when recovery is warranted. Nothing in your home is treated as just a line item.

Coverage Explained

Your Contents May Be Covered

Standard homeowners insurance policies (HO-3 and HO-5) include personal property coverage for sudden events including water damage, fire, smoke, and wind. Coverage always depends on your specific policy terms and the cause of loss.

Xactimate Inventory for Your Adjuster

We prepare your contents inventory in Xactimate format, the same system your adjuster works from, so there are no translation disputes between our list and theirs.

ACV vs. Replacement Cost

ACV policies depreciate items by age; RCV policies pay what it costs to replace them today. Check your declarations page, this is one of the most important distinctions in a contents claim.

We Bill the Carrier Directly

You are not in the middle of the paperwork. We submit to your carrier and work with your adjuster through the full settlement.

Questions & Answers

Contents Restoration FAQs

What happens to my belongings during restoration?
Before anything leaves your home, we photograph and itemize every piece. Items go to a secure, climate-controlled facility where they are cleaned using the method appropriate for that material, wet cleaning, dry cleaning, ultrasonic, or ozone treatment for odors. They stay in storage until your home’s structural work is complete, then we return and place everything. You receive a full itemized list before the truck leaves your driveway.
Can you save water-damaged photos and documents?
Often yes, but speed matters. Freeze-drying is the IICRC-standard technique for water-damaged paper, and it works best when we act within 24 to 48 hours of the loss. Documents that sit wet longer than that are significantly harder to recover. If you have water-damaged photos or files, call us immediately at (360) 300-4111. Time is the biggest factor.
Does insurance cover my furniture and electronics?
In many cases, yes. Personal property coverage (Coverage C) is a standard part of HO-3 and HO-5 homeowners policies and typically applies to furniture, electronics, clothing, and most household contents, depending on your policy terms and the cause of loss. The amount depends on whether your policy pays Actual Cash Value or Replacement Cost Value. We prepare the contents inventory in Xactimate format so your adjuster has everything they need, and we bill the carrier directly.
How do I know my items are safe in storage?
We produce a complete photo inventory before anything leaves your home, and you receive a copy of that list. Our facility is climate-controlled and secure. The inventory we give you is the same one that closes out the insurance claim, so every item is accounted for from pack-out to return. Nothing enters or leaves the facility without being logged.
