Camas Water Damage Risk

Water Damage in Camas: What We See

Camas has a damage profile shaped by Gorge wind, river flood exposure, and two very different eras of housing stock, and our crews plan for all of it from the first call.

Columbia River Gorge Wind

Strong east and west wind events funnel through the Gorge year-round, forcing rain past roof flashing, into eaves, and through crawl-space vents. Hidden moisture intrusion and attic mold follow if the building envelope is not thoroughly dried.

Washougal and Columbia Flooding

Lower-elevation properties near the waterfront and the river confluence carry real flood potential after heavy rain or snowmelt. Lacamas Lake-adjacent homes add a water-table pressure risk that rises through winter and early spring.

Aging Downtown Plumbing

Pre-1950 Craftsman homes in the historic core often have galvanized supply lines near the end of their service life and cast-iron drains prone to slow interior leaks, not dramatic bursts.

Prune Hill CPVC Cracking

Newer Prune Hill homes from the 1990s and 2000s avoid old galvanized pipe but carry CPVC supply lines known to crack at fittings under thermal stress. The risks differ from downtown, not shrink.

Neighborhoods & Areas We Serve in Camas

We cover all of Camas, from the historic riverfront to the ridgeline neighborhoods above Prune Hill.

Downtown Camas

Historic Craftsman and bungalow stock with aging galvanized supply lines and cast-iron drains. The tree-lined streets between NE 3rd Avenue and the waterfront carry the highest plumbing-failure risk in the city.

Prune Hill

Upscale homes atop an ancient volcanic butte with Columbia River Gorge and Mount Hood views. Mix of slab and crawl-space construction, strong Gorge wind exposure, and CPVC supply lines with thermal-stress cracking risk.

Lacamas Shores / Lacamas Lake

High-value homes along the lake shoreline and private parks. Lake-adjacent grade raises the water table and creates persistent crawl-space moisture risk, especially through winter and early spring.

Holly Hills

Well-established neighborhood on the north side of Prune Hill with older tree canopy. Mature trees increase storm debris and roof damage risk, and branch penetration is a recurring Gorge-storm loss in this area.

Licensed, Bonded & Insured

Fully licensed in Oregon & Washington (WA #PALIYCL840CR · OR CCB #178996), with full insurance for your peace of mind.

IICRC Certified

Our technicians are trained and certified to IICRC industry standards for water, fire and mold restoration.

Questions & Answers

Camas Restoration FAQs

How fast can you reach my Camas home?
RescueHero is based in east Vancouver, 21 minutes from downtown Camas under normal conditions. That means we reliably hit our 90-minute on-site promise and often arrive well before the clock runs out. We run 24/7, so there is no waiting for business hours.
Do Columbia River Gorge winds actually cause water damage?
Yes. Gorge wind events push rain horizontally past flashing, through gaps at eaves, and into roof-wall transitions that are tight in calm weather. The result is moisture behind siding, in attic sheathing, and driven through crawl-space vents. Left unaddressed, that hidden moisture feeds mold within days. This is storm damage, not flood damage, so standard homeowners policies typically cover it. See our storm damage restoration page for more.
My downtown Camas home is older. What plumbing risks should I know about?
Historic downtown homes, many built before 1950, commonly have galvanized steel supply lines that corrode from the inside out over decades. When they fail, the leak is often slow and inside a wall, not a dramatic burst. You may not notice until you see staining or smell mold. Cast-iron drain lines can also develop cracks or root intrusion. An aging plumbing system does not mean disaster is imminent, but it does mean responding fast to any moisture sign matters more, not less.
Does Prune Hill have different water damage risks than the historic downtown?
Yes. Newer Prune Hill homes avoid the galvanized-pipe problem, but many are on slab-on-grade foundations. A slab leak or appliance failure on a first-floor slab can saturate flooring and move into walls faster than in a crawl-space home where you can access the underfloor. CPVC supply lines, common in 1990s and 2000s builds, are also known to crack at fittings under temperature cycling. The risks are different, not smaller.
Will insurance cover wind-driven rain damage from a Gorge wind event?
Most standard homeowners policies cover sudden wind damage and wind-driven rain as a storm event. Flood damage from rising water is different and requires separate flood coverage. If Gorge wind pushed rain into your attic or crawl space, that is almost always a covered storm claim. RescueHero bills your insurance directly and helps you document the damage. See our insurance claims guide.
