Vancouver Damage Profile

Water Damage in Vancouver: What We See

Vancouver’s risk is shaped by its geography, its age, and a wide range of housing stock. We plan for all of it before the truck leaves the shop.

Columbia River Lowland Flooding

Downtown and waterfront neighborhoods sit in the Columbia River lowlands. High-water events drive hydrostatic pressure and surface intrusion into ground-floor and basement spaces, producing Category 2 or higher losses.

Aging Lines in the Historic Core

Arnada, Hough, Carter Park, and Central Park homes from the 1920s–40s still carry original galvanized supply lines and cast-iron drain stacks past their service life. A failed lateral means Category 3 sewage that demands full decontamination.

Crawl-Space Moisture & Mold

Most Vancouver homes sit on crawl spaces rather than basements. Without adequate vapor barriers, moisture accumulates year-round and mold can establish in framing and insulation within 48 hours of any water event.

Freeze & Burst Events

The January 2024 regional ice storm accelerated latent pipe failures across the city. Older galvanized lines are most vulnerable during Clark County’s periodic hard freezes.

Neighborhoods & Areas We Serve in Vancouver

We serve every corner of Vancouver, WA. Here are the neighborhoods we work in regularly:

Arnada & Hough

Historic northwest Vancouver; many homes date from the 1910s to 1940s with original galvanized supply lines and cast-iron drains that are past service life.

Carter Park

Craftsman-era bungalows on crawl-space foundations; charming and well-maintained, but the crawl spaces need attention after any moisture event.

Esther Short & Downtown

Columbia River lowland area; ground-floor and basement flooding from hydrostatic pressure is the dominant risk here during high-water events.

Cascade Park & Fisher’s Landing

East-side subdivisions from the 1990s and 2000s; newer infrastructure but supply-line and appliance losses are common at this age.

Hazel Dell Corridor

Mid-century ranch belt running north of central Vancouver; aging plumbing and unlined crawl spaces are the recurring issues.

Felida & Salmon Creek Edge

Northwest corner of Vancouver; wooded lots, higher-value custom builds, and forested crawl spaces that stay damp through the rainy season.

Licensed, Bonded & Insured

Fully licensed in Oregon & Washington (WA #PALIYCL840CR · OR CCB #178996), with full insurance for your peace of mind.

Questions & Answers

Vancouver Restoration FAQs

How fast can you reach my Vancouver home?
Our shop is at 5305 NE 121st Ave in east Vancouver, so we are already in the city. For most Vancouver addresses we are on-site in 30 to 60 minutes, and we guarantee arrival within 90 minutes. We run 24/7, including weekends and holidays.
Do Vancouver homes get basement or crawl-space water damage?
Most Vancouver homes sit on crawl-space foundations rather than full basements, though some downtown and older-core homes have partial basements. Crawl-space losses require thorough extraction and structural drying to prevent mold in the framing and subfloor. Our mold remediation team is ready if mold has already started.
My older Vancouver home has galvanized pipes. Is that a problem?
Yes. Galvanized steel supply lines installed before the 1970s are corroding internally in most Vancouver homes of that era. They restrict flow first, then they leak, then they fail, sometimes as a slow drip behind drywall and sometimes as a sudden burst. If you have low water pressure or discolored water, treat it as an early warning. When a galvanized line does let go, call us immediately; water behind drywall produces mold within 48 hours.
Is downtown Vancouver flooding covered by insurance?
Sudden water intrusion from a storm event may be covered under your homeowners policy, but overland flooding from a rising Columbia River typically requires a separate flood insurance policy (NFIP or private). The cause and pathway of water entry matter enormously for coverage. We document the loss precisely and work directly with your adjuster. See our insurance claims guide for more detail.
Do you handle sewage backups in older Vancouver neighborhoods?
Yes. A sewer backup is a Category 3 water loss, the most serious classification, and it requires proper PPE, full decontamination, and IICRC S500 protocols. We handle sewage backup cleanup in-house for homes across Arnada, Hough, Carter Park, and every other Vancouver neighborhood with aging cast-iron laterals.
