My NE Portland Craftsman has plaster walls. Does that change how you dry it out?
Yes, significantly. Plaster-over-lath holds moisture much longer than modern drywall and can mask wall-cavity saturation during initial moisture readings. Our crew uses penetrating moisture meters and thermal imaging to find wet areas behind plaster surfaces. In many cases we can dry plaster walls in place with directed heat and air movement rather than opening them, but the drying timeline is longer than a drywall house and we monitor more frequently. We document the process for your insurance adjuster.
My home is near Johnson Creek in the Lents area. Is that storm flooding covered by homeowners insurance?
Standard homeowners insurance does not cover rising-water flood events from surface waterways like Johnson Creek. That requires a separate NFIP or private flood policy. However, if the water entered through a backed-up sewer or drain during the storm event, that may be covered under a sewer-backup endorsement if you carry one.
