Attic Mold Removal: Frequently Asked Questions

What causes mold in an attic?
There are four primary causes in PNW homes: a roof leak allowing rain to saturate the sheathing; a bathroom or kitchen exhaust fan that terminates inside the attic instead of outside (an extremely common code violation in older homes); blocked or insufficient soffit and ridge ventilation that traps moisture; and ice dams, which occur during freezing events when snowmelt backs up under shingles. How do you get rid of attic mold?
We follow the IICRC S520 protocol. After identifying and planning to correct the moisture source, we set up containment at the attic access and run a HEPA air scrubber under negative pressure before disturbing any mold. Contaminated insulation is removed and bagged. All exposed wood surfaces are HEPA vacuumed and treated with an EPA-registered antimicrobial. Severely degraded sheathing is replaced. Then we correct the source: reroute the exhaust duct, repair the roof flashing, or clear the soffit vents, so the mold does not return. For clearance testing, we refer you to an independent hygienist.
Does insurance cover attic mold from a roof leak?
If a storm caused the roof damage that let water in, the resulting mold is typically considered a direct consequence of a covered event, and most homeowners policies cover both the roofing repair and the remediation. Ice dam damage is also commonly covered under standard homeowners policies, though you should review your declarations page. Gradual moisture from a misdirected exhaust fan or chronic poor ventilation is generally excluded as a maintenance issue. Do I need to replace my attic insulation if it has mold?
Often yes, particularly blown-in insulation (fiberglass or cellulose), which cannot be effectively cleaned once contaminated with mold or mold spores. Batt insulation may be assessed individually depending on condition. In practice, if insulation was in direct contact with contaminated sheathing or was wet from the same event that caused the mold, replacement is the appropriate call. We include insulation removal and disposal in the remediation scope and can coordinate reinstallation.
