Water Damage in Aloha: What We See

Aloha is nine loosely defined neighborhoods strung along Oregon Route 8 and Baseline Road on flat terrain with limited drainage relief and high winter water tables. The housing stock runs two distinct eras, each with its own failure mode.

Mid-Century Galvanized Ranch Homes

1950s to 1970s homes along TV Hwy and south toward Farmington Road run galvanized supply lines that corrode inside out, rust-colored water and dropping pressure are the warning signs before a full failure.

CPVC Split-Levels in Aloha South

The 1980s and 1990s split-levels near 185th Avenue were plumbed in CPVC now 35 to 45 years old. It becomes brittle at fittings and in crawl-space lateral runs, and a slow drip sets up mold within weeks.

No City Emergency Line

Aloha is unincorporated, Washington County governs it, but there is no municipal utilities department fielding 2 a.m. emergency calls. Private-sector response fills that gap, and our 24/7 dispatch is it.

Flat Terrain and High Water Tables

Limited drainage gradient and wet-winter water tables mean crawl spaces in this area run damp. Groundwater has nowhere to go quickly, and an aging supply drip accelerates mold establishment.

Where We Work in Aloha

Neighborhoods and Areas We Serve in Aloha

We respond to all corners of Aloha, from the older ranch corridors to the 1980s split-level neighborhoods approaching Hillsboro.

East Aloha / TV Hwy Corridor

Most affordable section; older 1950s to 1960s ranch homes with galvanized supply lines and aging crawl spaces that hold moisture through wet winters.

Aloha South / 185th Ave Corridor

Higher-value properties with 1980s to 1990s split-levels on CPVC plumbing now approaching end of service life. Dense residential streets with limited lot drainage.

Baseline Road Neighborhoods

Mid-century residential stock; mixed housing age; flat terrain with limited drainage gradient that slows water dispersal after heavy rain.

Farmington Road Area

Southern Aloha fringe; 1970s to 1980s stock with crawl-space moisture accumulation common in wet winters. One of our higher-volume areas for mold remediation calls.

West Aloha / Hillsboro-Adjacent

Transitional zone between Aloha and Hillsboro; newer construction mixed with older stock; Rock Creek drainage proximity adds groundwater pressure in wet seasons.

Questions & Answers

Aloha Restoration FAQs

How quickly can RescueHero reach my Aloha home?
From our Vancouver, WA shop, Aloha is about 30 minutes via Highway 26 and Tualatin Valley Highway. We dispatch 24 hours a day, 7 days a week, and commit to on-site arrival within 90 minutes of your call. Given the compact residential density of Aloha, we can usually be at your door well before that mark.
Aloha is unincorporated. Does that affect my insurance claim or how I report the damage?
It does not affect your insurance claim at all. Your homeowners policy covers your property regardless of whether your address falls within an incorporated city or an unincorporated CDP. Washington County is the governing authority for Aloha, but that has no bearing on how a private insurance claim is filed or processed. We work directly with your carrier and handle all the documentation from first contact.
My Aloha home was built in the 1960s. What plumbing failure should I watch for?
1960s homes in Aloha are typically plumbed in galvanized steel supply lines and cast-iron drains. Galvanized corrodes from the inside out, you may notice rust-colored water, reduced pressure, or slow drains long before the line actually fails. Cast-iron drains at 60 years old commonly develop cracks and joint failures that can cause slow sewage seepage under the slab or into the crawl space. If you smell something musty in a utility area or notice water pressure changes, call us before it becomes a major event.
My 1980s Aloha split-level has CPVC plumbing. Is that a problem?
CPVC from that era is now 35 to 45 years old and is past the manufacturer’s expected service life in many cases. The material becomes brittle with age and can fracture at fittings, particularly in areas that experience temperature swings or are near water heaters. We find failed CPVC most often in the utility rooms, under kitchen sinks, and in crawl-space lateral runs. A slow drip here can set up a mold problem in the crawl space within a few weeks.
Do you handle mold in Aloha crawl spaces?
Yes, and it is a significant share of our Aloha work. The flat terrain and dense suburban construction mean that groundwater has nowhere to go quickly in a wet winter, and crawl spaces in this area tend to run damp. Add an aging supply line drip and you have an environment where mold establishes fast. We extract the water, dry the structure to IICRC S500 standards, assess for mold growth, and remediate per IICRC S520 protocol, all in one engagement.
