Water Damage Restoration · Emergency Water Extraction
Standing Water? 24/7 Emergency Extraction for Portland & Vancouver
Truck-mount extraction and structural drying started in the same visit, on-site in 90 minutes, any hour.
Commercial truck-mount extraction
Time Is the Deciding Factor
Every Hour Water Sits, the Damage, and the Bill, Gets Larger
Water wicks into drywall within minutes of contact. Wood flooring begins to buckle within the first hour. A two-hour response may allow in-place drying with no wall removal; a 24-hour delay typically requires opening walls. Call immediately.
First 24 Hours
Water continues wicking upward more than 12 inches above the visible flood line. Structural wood members begin absorbing moisture throughout the zone. The window for in-place drying closes fast.
After 48 Hours
IICRC S500 defines 24–48 hours as the mold-risk threshold on wet organic materials. Category 1 clean water degrades to Category 2 as it picks up contaminants from the structure. Insurance policies also require “timely mitigation”, documented delay can reduce your claim.
Truck-Mount vs. Shop-Vac
Commercial truck-mount extractors remove hundreds of gallons per hour. The difference in speed versus a consumer shop-vac or rental pump is measured in hours, and directly determines how much demolition is needed.
Documented from the First Minute
Calibrated moisture mapping before extraction begins. Equipment logs, daily drying readings, and photos throughout, the complete scope-of-loss package your adjuster needs.
IICRC S500 Classification
Water Loss Classes: What We Find, What It Means
The IICRC S500 standard classifies losses by Class, describing how much material is affected and how hard it is to dry. We tell you the Class on arrival so you understand what you’re looking at before the bill arrives.
Class 1
Minimal absorption limited to one area. Fastest to dry, typically no demolition required if we arrive quickly.
Class 2
Significant absorption into walls and floors. Moisture present in wall cavities, requires commercial dehumidifiers and air movers for 3–5 days.
Class 3
Water saturated from above, wet insulation, ceilings, walls. Typically requires opening walls and ceiling to dry the structure fully.
Class 4
Specialty drying required, hardwood floors, concrete slabs, or plaster. Extended drying timelines and specialized equipment are needed.
Professional Equipment, Certified Techs
Extraction Is Only Step One, We Do Both in the Same Visit
Extraction removes bulk water, what you can see and pump out. But drywall, subfloor, framing, and concrete hold absorbed moisture that cannot be extracted. It must be evaporated out with commercial drying equipment. This is why “we dried it with fans” fails.
Truck-Mount & Portable Extractors
Commercial truck-mount units remove hundreds of gallons per hour. For rooms where the truck-mount hose cannot reach, portable extraction units and submersible pumps handle standing water over two inches.
Moisture Mapping Before We Start
Pin-type and non-invasive calibrated meters map the full extent of water intrusion in floors, walls, and ceilings. The map guides equipment placement and documents the claim scope for your adjuster.
Commercial Drying Equipment Staged Same Visit
LGR (low-grain refrigerant) dehumidifiers and high-velocity air movers are placed based on the cubic footage and Class of loss, not guesswork. For large events, desiccant dehumidifiers are added.
Daily Moisture Monitoring to S500 Standard
We return daily to log readings and report progress to you and your adjuster. We do not pull equipment until moisture readings confirm the structure is at verified dry standard, dry by measurement, not by calendar.
Coverage Questions Answered
Emergency Water Extraction and Insurance
Open your claim when you call us. The earlier it is filed, the cleaner the documentation trail, and the smoother the process.
What Is Typically Covered
Extraction from sudden and accidental events, burst pipe, appliance failure, storm intrusion, is covered under standard HO-3 policies. Gradual leaks are usually excluded as maintenance. Surface-water flooding requires a separate flood policy.
The Timely-Mitigation Requirement
Most policies require the homeowner to take “reasonable steps to prevent further damage.” Calling for professional extraction within hours satisfies this requirement. Documented delay or failed DIY attempts can give an insurer grounds to reduce the claim.
We Document and Bill Directly
Moisture mapping, equipment logs, and daily readings create the scope-of-loss package your adjuster uses to assess the claim. We bill your carrier and you pay your deductible. See our full insurance claims guide.
