Act Fast, Damage Grows by the Hour

Why Your Basement Needs Professional Extraction and Drying

Water wicks into concrete, framing, and drywall within minutes of contact. Mold can establish in 24 to 48 hours on wet organic material. The faster we start, the more we save, and the smaller your claim.

Truck-Mount Extraction

Commercial-grade pumps and submersible units pull standing water far faster than a shop-vac or rental pump, removing hundreds of gallons per hour.

Structural Drying With LGR Dehumidifiers

Industrial air movers and low-grain refrigerant dehumidifiers remove the absorbed moisture that pumps can’t reach, monitored daily to IICRC S500 dry standard.

Antimicrobial Treatment

EPA-registered antimicrobial is applied to all wet surfaces to suppress mold before colonies establish. If mold is already present, our mold remediation team takes over.

Local Knowledge, Real Authority

Why PNW Basements Flood

Clark County averages 44 inches of annual rainfall; Portland averages 37, most of it falling October through April. Here are the five causes our crews respond to most.

Atmospheric Rivers

Category 3+ AR events drop three to six inches in 24 hours, overwhelming storm drains, sump pumps, and foundation drainage simultaneously.

Sump Pump Failure

Pump motors that run constantly through wet season fail without warning. Annual testing before fall rain season is the best prevention.

Sewer Backup

Combined sewer systems in older Portland and Vancouver neighborhoods back up when storm inflow overloads capacity. Sewage in the basement becomes a Cat-3 sewage event.

Foundation Seepage

Many Clark County and inner SE Portland homes have poured-concrete or block foundations from the 1950s–70s. Cracks let water in under hydrostatic pressure after prolonged rain.

Appliance & Supply-Line Failures

Water heaters fail after 10–12 years. Rubber washing machine supply lines degrade and burst suddenly. These clean-water events are the most recoverable when caught immediately.

Don’t wait, every hour water spreads further.

We are on-site in 90 minutes, around the clock.

Time-Sensitive Risk

Mold Starts in 24 to 48 Hours

Basements have limited air circulation and stay cooler, which slows perceived drying but does not slow mold growth. Professional equipment removes absorbed moisture. Fans and open windows do not.

24-hr Window

Mold colonies can begin on wet drywall paper, wood framing, and carpet padding in as little as 24 hours. Call immediately, don’t wait to see if it dries on its own.

Hidden Moisture

Water wicks more than 12 inches above the visible flood line via capillary action. Our calibrated moisture meters locate it in wall cavities before it causes hidden mold.

Already Smell Mold?

If you notice a musty smell before we arrive, mention it on the call. The loss may have shifted into mold remediation scope, our crew assesses on arrival.

Coverage Questions Answered

Does Homeowners Insurance Cover a Flooded Basement?

Here is specific guidance, not a generic “check your policy.”

Sudden & Accidental, Usually Covered

A burst supply pipe, failed water heater, or washing machine line that breaks without warning is typically covered under a standard HO-3 policy. Call your insurer immediately after discovery.

Gradual Leaks, Often Excluded

Foundation seepage that has been ongoing for months is usually excluded as a maintenance issue. We document the mechanism of water entry clearly so your adjuster evaluates the cause accurately.

Sewer Backup Needs a Separate Endorsement

Sewer and drain backup is NOT included in a base HO-3. Check your declarations page for “water backup and sump pump overflow”, a separate endorsement that costs ~$50–100/year. See our sewage backup page.

Questions & Answers

Flooded Basement Cleanup: Frequently Asked Questions

How fast can you respond to a flooded basement in Portland or Vancouver?
We are on-site in 90 minutes, 24/7. Our crews are dispatched from east Vancouver, WA and cover the full Portland metro. Do not wait until morning if it happens at night. Water damage worsens by the hour, and insurance prefers timely mitigation documentation.
Can I pump out my own basement?
You can use a submersible pump or sump pump to remove standing water if it is safe to be in the space and there is no electrical hazard. However, a pump alone does not dry the structure. Water absorbed into concrete, framing, and drywall must be removed with professional drying equipment or mold will follow. Call us immediately after any DIY extraction.
How long does it take to dry a flooded basement?
Typically three to five days for a standard residential basement under professional drying conditions, LGR dehumidifiers, air movers, and daily monitoring. A fully finished basement with drywall that must be removed can extend this timeline. We provide daily moisture readings and keep you and your adjuster updated on progress.
Do I have to gut my basement?
Not always. If we arrive quickly and the water is Category 1 (clean), we can often dry in-place without demolition. Category 2 or 3 water, and any sewage event, typically requires removal of wet materials (drywall, carpet, insulation) to dry the structure and meet IICRC S500 standards. We assess on arrival and walk you through the full scope before any demo begins.
My basement flooded during the night. What do I do right now?
If it is safe: shut off the water source if accessible (main shutoff or appliance valve), move valuables off the floor, and leave electrical systems alone if water is near outlets. Then call (360) 300-4111. Do not wait until morning. Our crews respond 24/7 and the 90-minute response applies at 2 a.m. just as it does at 2 p.m.
